This location has been an enigma of sorts. A few years back it was some type of used clothing store. Then most recently it was a hair salon. And now it’s a pilates studio. Perhaps three different ventures by the same owner?

It’s no doubt a unique spot. How many pilates studios are in a carriage house that used to be on the FG House tour?

Ironically, the corcoran agents were trying to steer white folks towards ‘whiter’ areas, like Prospect Heights. Whodathunkit?

This is quite an adventurous and bold foray into this part of Vanderbilt, I must say. The owner is basically depending on the gentrifying masses to support them financially. God knows you won’t be getting any of the McDonalds demographic that is going into their drive thru across the street.

We wish them well– just stay open at least until the 35 Underhill condos close!

NB: Just checked the chowhound bboards and there’s a glaringly bad review. And I quote: ‘over-Americanized and under-spiced’ How sad. Did we really expect an authentic Korean place in Prospect Heights/Clinton Hill? Nope. A blogger can dream, can’t he?

The units are being marketed by Warburg Realty, which up until now hasn’t made much of a push into Brooklyn yet. This may be their maiden voyage.

The 1,825 square foot duplex is asking $1.325MM and the 2,274 square foot carriage house is asking $1.75MM. Quite a tall order, because all potential buyers will be weighing the fact that they can buy a decent, livable (all relative, folks) townhouse for that same price.

As the incredibly smug Michael Kay said today about the Yankees performance, it was ‘absolutely unacceptable’ and ‘disgraceful.’

Topping out at 30 glorious stories and containing 108 condo units, the project is quite interesting. Surely though, some detractors will balk at the 30 stories at Ashland and Fulton.

There’s a mix of many units – 1 bed, 1 baths, 1 bed, 2 baths, 2 bed, 2 baths and 3 bedroom units. Some units have lot-line windows, which will be important to note. The higher units seem to also be set back a bit from the original footprint, as the square footage is not quite as comparable.

The project seems to be a middle-of-the-road one, as they mix GE appliances with Dornbracht fixtures. Also be sure to check out the 4 different bathroom choices.

It will be interesting to see how these price out compared to One Hanson Place.
